To ensure a pleasant stay for all our guests, we kindly ask you to observe the following rules.

Introduction

Welcome to Ador Sam! We're delighted to have you as our guest. These house rules are designed to ensure a comfortable and enjoyable stay for all visitors while maintaining the quality and condition of our apartments. By making a reservation with us, you agree to comply with these rules.

General Rules

Check-in and Check-out

  • Check-in time is from 3:00 PM to 10:00 PM. Early or late check-ins must be arranged in advance.
  • Check-out time is by 11:00 AM. Late check-out may result in additional charges.
  • Please inform us of your estimated arrival time at least 24 hours before check-in.

Noise and Behavior

  • Quiet hours are between 10:00 PM and 8:00 AM. Please be considerate of neighbors.
  • No parties or events are allowed without prior written permission.
  • Excessive noise at any time may result in eviction without refund.

Guests

  • Only registered guests are allowed to stay overnight.
  • The maximum number of guests per apartment is specified in your booking confirmation.
  • Visitors must leave by 10:00 PM and must not disturb other residents.

Smoking and Substances

  • All apartments are strictly non-smoking, including balconies and terraces.
  • A cleaning fee of $250 will be charged for smoking inside the apartment.
  • Use of illegal substances on the property is strictly prohibited and will result in immediate eviction.

Facilities and Amenities

Internet and Entertainment

  • Free Wi-Fi is provided. The password is available in the welcome folder.
  • Please use internet services responsibly and legally.
  • Instructions for TV and other entertainment systems are available in the apartment guide.

Kitchen and Appliances

  • Please clean kitchen appliances after use.
  • Dishes should be washed or placed in the dishwasher before check-out.
  • Report any malfunctioning appliances immediately.

Utilities

  • Please turn off lights, AC/heating, and appliances when not in use or when leaving the apartment.
  • Water conservation is appreciated. Please report any leaks or plumbing issues.

Safety and Security

Keys and Access

  • Safeguard your keys. Lost keys will result in a replacement fee of $100.
  • Always lock doors and windows when leaving the apartment.
  • Do not share access codes or keys with non-registered guests.

Fire Safety

  • Familiarize yourself with fire exits and emergency procedures as outlined in the welcome folder.
  • Do not tamper with smoke detectors or fire extinguishers.
  • Open flames, such as candles, are not permitted.

Valuables and Liability

  • We are not responsible for lost or stolen items. Use the provided safe for valuables.
  • Report any suspicious activity or security concerns immediately.

Cleaning and Maintenance

During Your Stay

  • For stays longer than 7 days, a mid-stay cleaning service is provided at no extra charge.
  • Additional cleaning services can be arranged for a fee.
  • Please maintain reasonable cleanliness throughout your stay.

Waste Disposal

  • Sort waste according to the recycling guidelines provided in the welcome folder.
  • Garbage should be disposed of in the designated bins located in the waste disposal area.

Damages and Repairs

  • Report any damages or maintenance issues promptly.
  • Guests will be charged for damages beyond normal wear and tear.
  • Do not attempt to make repairs yourself.

Special Rules

Pets

  • Pets are not allowed unless specifically arranged in advance and additional fees paid.
  • Service animals are exempt from this rule but must be declared at booking.

Parking

  • Parking is available in designated areas only.
  • One parking space is allocated per apartment.
  • Additional vehicles must be parked in visitor parking or nearby public parking areas.

Enforcement and Penalties

Violation of these house rules may result in:

  • Warning and request to comply
  • Additional charges
  • Eviction without refund
  • Reporting to authorities in case of illegal activities

We reserve the right to inspect the apartment if we have reason to believe that these rules are being violated.
